How Do You Screen Prospective Tenants?
All applicants 18 years of age or older must complete and pass our required screening process, which may include a review of credit history, eviction history, income verification, and previous landlord references. We generally require verifiable household income of at least 2.5 times the monthly rent, and we review rental history for disqualifying evictions. -
Do You Allow Pets in My Property?
Pet policies are set on a property-by-property basis. When a tenant requests to add a pet, our team reviews the request, confirms whether your specific property allows pets, and applies the applicable pet fees before approval. -
How Is Rent Collected From My Tenant?
Tenants can pay through their online tenant ledger, our recommended and most convenient method, or set up automatic payments. We also accept cashier's checks, personal checks, and money orders. We do not currently accept cash payments. -
What Happens If My Tenant Pays Rent Late?
Rent is considered late after the 5th of each month. A late fee of $20 per day, up to a maximum of $100 per month, may be charged when rent is not paid as required. -
When and How Will I Receive My Rental Income?
Owner distribution schedules and payment methods are set up when you onboard with our team. Your property manager will walk you through the specifics for your account. -
Who Is Responsible for Maintenance Costs on My Property?
Tenants are responsible for damage or maintenance issues they, their household members, or their guests cause, and those costs may be charged to the tenant's ledger. If a maintenance issue is due to normal wear and tear, property systems, or other circumstances that are the owner's responsibility, that cost is billed to you as the owner rather than the tenant. -
How Are Maintenance Requests Handled?
Tenants submit maintenance requests through their online tenant portal with details and photos/videos when applicable. Our team reviews each request and dispatches a qualified, authorized vendor when needed. Tenants are not permitted to perform their own repairs or hire their own contractors without prior written authorization, which helps protect the quality and consistency of work done on your property. -
What Happens With Winter-Related Maintenance Issues?
Given Alaska winters, we ask tenants to report loss of heat or plumbing concerns immediately, keep garage doors and windows closed in cold weather, and never turn off the thermostat — even while away. This proactive approach helps us catch and address issues before they become costly repairs on your property. -
How Are Security Deposits Handled at Move-Out?
When a tenant moves out, the property is inspected and any applicable deductions are determined, for unpaid rent or other charges, cleaning, or repairs for tenant-caused damage beyond normal wear and tear. The remaining balance, if any, is returned to the tenant in accordance with Alaska law. -
What Happens If a Tenant Needs to Break Their Lease?
We review each situation individually and explain the lease termination policy, applicable fees, and required steps to the tenant. We keep owners informed as these situations are handled. -
What Happens When a Lease Isn't Renewed?
When a tenant lets us know they don't plan to renew, our team manages the appropriate move-out process and next steps, including coordinating re-leasing efforts for your property. -
How Will TrueNest Communicate With Me About My Property?
We use email as a key communication channel for updates including maintenance activity, site visits, seasonal considerations, and other important property information. -
