How Do I Apply for a Property?
To apply for one of our available properties, find the property you are interested in on our website and submit an application online.
A $42 application fee per applicant is required to process your application and move forward with the approval process. Our team will review your application and contact you regarding the next steps once it has been processed.
Please make sure all required applicants complete the application and screening process before moving forward. -
What Are Your Rental Qualifications and Screening Requirements?
To help ensure a successful rental experience for everyone, applicants must meet our standard rental qualifications. These generally include:
Income: Verifiable household income of at least 2.5 times the monthly rent.
Rental History: Applicants must not have a history of disqualifying evictions. We may contact previous landlords to verify rental history.
Credit & Background Screening: All applicants 18 years of age or older must complete and pass our required screening process.
Occupancy: All individuals 18 years of age or older who will be residing in the property must complete an application and be approved.
Pets: If you have a pet, we will verify that the specific property allows pets and review any applicable pet requirements and fees.
Our screening process may include a review of credit history, eviction history, income verification, previous landlord references, and other applicable rental qualifications. The screening process is included in the $42 application fee.
All occupants must be approved and listed on the lease or otherwise authorized in accordance with the lease and applicable law. Unauthorized occupants are not permitted to reside in the property.
Additional requirements may apply depending on the property, lease terms, or applicant circumstances. -
How Old Do I Have to Be to Apply?
Applicants must meet all applicable legal and rental qualification requirements.
In Alaska, individuals under 18 may have limited ability to enter into certain contracts, so applications involving a minor may require additional review or documentation.

Who Needs a Co-Signer?
A co-signer may be required when an applicant does not meet our standard rental qualifications. This may include applicants whose verifiable income is less than 2.5 times the monthly rent, applicants with limited or no credit history, or applicants who are new to renting and do not have prior rental references.
Additional requirements may apply depending on the circumstances of the application. Our team will let you know if a co-signer is required during the application process. -
Do You Accept Housing Assistance?
Yes! We accept many forms of housing assistance and work with eligible applicants to help them find a home that meets their needs.
To get started, you will need to complete our application process and view the property you are interested in to make sure it is a good fit for you.
Because an application fee may apply, we recommend that you first have your housing assistance provider contact our property management team to discuss the program requirements and confirm that the property and applicant may qualify before submitting an application.
Once eligibility and program requirements have been reviewed, our team can work with you and your housing assistance provider on the next steps toward securing a unit. -
Can I Hold or Reserve a Property Before Applying?
We do not hold or reserve units prior to completing the application and approval process.
To reserve a unit, you must first complete and be approved through our application process. Once approved, the unit may be held for up to two weeks with the required security deposit paid in full.
Units are available on a first-qualified, first-served basis and cannot be reserved without completing the required steps. -
What Are My Move-In Costs?
All required deposits must be paid in full before move-in.
Your total move-in costs will be calculated based on your approved move-in date. Our team will provide you with a breakdown of the rent, utilities, deposits, and any other applicable charges due in order to move into your new home.
You will not automatically be required to pay the last month's rent unless specifically required under your lease or rental agreement. -
How Do I Pay Rent and What Happens If My Rent Is Late?
Rent can be paid through your online tenant ledger, which is our recommended and most convenient payment method. You can also set up automatic payments through your online account to help ensure your rent is paid on time each month.
We also accept cashier's checks, personal checks, and money orders. At this time, we are not accepting cash payments.
If you are mailing a payment, please allow enough time for your payment to be received and processed by the due date.
Rent is considered late after the 5th of each month. A late fee of $20 per day, up to a maximum of $100 per month, may be charged when rent is not paid as required.
Mailing a payment does not delay or waive any applicable late fees, so please plan accordingly.
If you need assistance setting up your online payment account or have questions about your rent balance, payment, or late fees, please contact our property management team. -
Is My Security Deposit Refundable?
Yes. A security deposit is generally refundable, provided the tenant meets the terms of the lease and there are no allowable deductions.
Deductions may be made for unpaid rent or other charges, cleaning, repairs for tenant-caused damage beyond normal wear and tear, or other amounts permitted under the lease and applicable Alaska law.
When a tenant moves out, the property will be inspected and any applicable deductions will be determined.
The remaining balance of the security deposit, if any, will be returned in accordance with Alaska law. -
How Do I Add a Pet to My Lease?
If you're interested in getting a pet, please email info@truenestam.com with the type of pet you are considering.
Our team will review the request, confirm whether your property allows pets, and provide you with any applicable pet fees before you move forward.
Pet Fee Breakdown:- Refundable Pet Deposit: ½ of one month's rent
- Dogs 50 lbs or less: $50/month
- Dogs over 50 lbs: $100/month
- Cats: $25/month

How Do I Submit a Maintenance Request?
You can submit a maintenance request directly through your online tenant portal. Log in to your account and select the option to submit a maintenance request.
When submitting your request, please provide as much detail as possible about the issue and include photos or videos when applicable. The more information you provide, the easier it is for our team and maintenance vendors to understand and address the issue.
Please also be responsive when a maintenance vendor contacts you to schedule service. Prompt communication and availability can help get your repair scheduled and completed more quickly.
For maintenance emergencies, please follow the emergency maintenance procedures provided by our management team. -
Who Is Responsible for Maintenance and Repair Costs?
Tenants are responsible for keeping their home clean and in good condition and for any damage or maintenance issues caused by the tenant, household members, or guests.
Maintenance requests that are determined to be the tenant's responsibility may be charged to the tenant's ledger.
If a maintenance issue is due to normal wear and tear, property systems, or other circumstances that are the owner's responsibility, the cost will not be charged to the tenant.
When a tenant moves out, the security deposit may be used for cleaning, repairs, or other charges allowed under the lease and applicable law that are necessary to return the home to its required condition.

Can I Perform My Own Repairs or Hire My Own Contractor?
Tenants are not permitted to perform their own maintenance or repairs unless they have received prior written authorization from the property management team.
All maintenance requests must be submitted through your online tenant portal so our team can properly review the issue and dispatch a qualified, authorized vendor when needed.
Please do not hire your own contractor or attempt repairs without prior approval.
Failure to report a maintenance issue in a timely manner may result in the tenant being responsible for costs or damages that occur as a result of the issue not being reported.
If you notice a maintenance concern, please report it through your tenant portal as soon as possible. -
How Do I Report a Maintenance Emergency?
For maintenance emergencies, you can submit a request through your online tenant portal so our team has your contact information and details about the issue.
You may also call our emergency maintenance line for immediate assistance.
Please provide as much detail as possible about the emergency and include photos or videos when applicable.
If there is an immediate threat to your safety or a direct safety concern, please call 911 first. Once you are safe, contact our emergency maintenance line to report the property-related issue. -
What Should I Do If My Power Goes Out?
Power outages are handled directly by your electric provider.
If you experience a power outage, please contact your electric utility provider directly to report the outage and receive updates regarding restoration.
Our property management team does not handle utility power outages directly.
If you are experiencing a separate electrical issue within the property, please submit a maintenance request through your tenant portal so our team can determine the appropriate next steps. -
What Should I Do If I Lose My Keys or Get Locked Out?
If you lose your keys or are locked out of your home, please submit a maintenance request through your online tenant portal.
If you are locked out after hours or when all of our vendors are unavailable, our team does not arrange a locksmith on your behalf. You will need to contact a locksmith directly and are responsible for any applicable locksmith charges.
If your keypad needs to be re-keyed or replaced due to lost access or other tenant-related circumstances, you may be responsible for the cost of the replacement keypad.
If you need a keypad PIN changed for security reasons, a service/call-out fee may be charged to your tenant ledger.

What Should I Do If I'm Going on Vacation or Leaving My Home for an Extended Period?
If you will be away from your home for an extended period of time, please email info@truenestam.com before you leave.
Please provide the name and local contact information for someone who will be periodically checking on your home while you are away.
Having a local contact available helps ensure that any urgent property concerns can be addressed promptly while you are away, especially during the winter months. -
How Do I Get Mail Delivered to My Address?
Mail delivery and mailbox access can vary by property.
If your property has a mailbox that is managed by our team, your property manager will provide you with the appropriate mailbox key.
For most properties, you will need to contact your local post office to establish mailbox service. The post office may require you to provide a copy of your signed lease or other proof of residency before setting up your mailbox or mail delivery.

What Should I Know About Winter Maintenance in Alaska?
Alaska winters can bring extremely cold temperatures that can cause significant property damage.
Please take the following precautions during cold weather:- Report loss of heat or heating concerns immediately through your tenant portal or emergency maintenance line. Do not wait.
- Report plumbing leaks, dripping faucets, or other plumbing concerns as soon as you notice them.
- Keep garage doors closed when not in use.
- Keep windows closed during cold weather.
- Never turn your thermostat off, even when you are away from the property.
- If you will be away for an extended period, make sure the property is properly monitored and provide a local contact to our team.

What Should I Do If I Need to Break My Lease?
If circumstances arise that require you to end your lease early, please email info@truenestam.com and let our team know what is happening.
Every situation may be different. Our team will review your circumstances and explain the lease termination policy, any applicable fees or charges, and the steps required if you need to move out before your lease ends.
Please contact us as soon as you know you may need to leave early so we can explain your options and help you understand the process. -
I'm Active Duty and Need to Break My Lease—What Do I Do?
Active-duty servicemembers may have the right to terminate their residential lease under the Servicemembers Civil Relief Act (SCRA) when they receive qualifying military orders.
Examples of qualifying circumstances may include receiving Permanent Change of Station (PCS) orders, deployment orders for 90 days or more, or certain separation or retirement orders.
To request a military lease termination, please contact our team and provide written notice along with a copy of your applicable military orders or other required military documentation.
We will review the request and work with you through the appropriate lease termination process in accordance with applicable law.

What Should I Do If My Roommate Is Staying When I Move Out?
Every roommate and lease situation can be different, so the next steps will depend on the specific circumstances.
If you would like to move out and your roommate plans to remain in the home, we will need to confirm that the remaining roommate can independently meet the rental requirements, including the rent and applicable utility costs.
If a replacement roommate will be moving in, the new roommate will need to complete the required application and be approved before we can begin working on any lease or roommate transfer process.

What Should I Do If I Don't Want to Renew My Lease?

How Do I Contact the Property Management Team?

Our email is monitored regularly, including while our team is conducting property inspections and site visits.
For certain rental, maintenance, or move-out matters, we may need additional documentation or information. In these situations, you may be directed to communicate with our team by email so we can properly document and process your request.
When contacting us, please include your name, property address, and a brief description of your question or request to help us assist you as efficiently as possible. -
What Are Your Office Hours?
Our team is available Monday through Friday, from 8:00 AM to 4:00 PM.
Please note that our team may be away from the office during these hours for property inspections, site visits, or other business-related appointments.
If you would like to meet with a member of our team in person, we recommend scheduling an appointment in advance to ensure someone is available to assist you.
If our office will be closed for a holiday or another scheduled closure, we will send a mass email notification to all tenants with the applicable closure information. -
How Do You Communicate Important Updates to Tenants?
We use email as an important way to communicate with our tenants.
Updates may include seasonal maintenance tips, upcoming site visits, large property renovations or projects, office closures, important reminders, and other general property management information.
Please make sure emails from our team are not being filtered into your spam or junk folder so you do not miss important communications.
